Seeking Advice on a Complicated Housing Situation

I hope you’re all doing well. I’m reaching out because I’m in a bit of a bind and could really use some advice. Here’s the situation:
A few years ago, my aunt Cora allowed my partner Brian and me to live in one of her apartments. She made it clear that she wasn’t giving us the apartment, just letting us stay there. Recently, we’ve been thinking about our future and considering our options, like possibly renting out the apartment or even selling it to buy a place of our own.
However, when we brought this up to Cora, she was adamant that we are not allowed to rent or sell the apartment. She insists that the apartment is still hers and that she only allowed us to live there temporarily. This has put us in a difficult position because we were counting on the flexibility to make decisions about the apartment to secure our financial future.
Has anyone been in a similar situation? How did you handle it? What legal steps, if any, should we consider? Any advice on how to approach this conversation with Cora would be greatly appreciated.
